What we do

Understand what flood risk actually means for this property.

Groundswell Flood Advisory is an independent consulting service helping you understand a property’s true flood risk before a major financial decision. Advisory and analytical — not an engineering firm, insurance company, or contractor.

Property-specific, not zone-generic

We analyze elevation, terrain, and site conditions for your exact parcel — not just the FEMA flood zone the whole block shares.

Independent and objective

We sell no insurance, construction, or mitigation products. The guidance is unbiased, with nothing to upsell.

Clear, plain-English findings

Expert interpretation of flood data, translated into what it actually means for this property — no engineering jargon.

Built for confident decisions

A second opinion outside of insurance or contractor sales, so you can buy, hold, or invest with clarity.

Beyond the FEMA map

A flood zone is a starting point, not an answer.

FEMA Flood Insurance Rate Maps are public, useful, and drawn for insurance rating at a community scale. Groundswell starts where the map stops: with the elevation, terrain, surge exposure, and drainage of one specific parcel.

What a FEMA flood zone tells you

  • Zone letter

Whether the parcel sits in a Special Flood Hazard Area (Zones A and V) or a moderate-to-minimal risk zone (Zone X).

  • 1% annual chance

The mapped extent of the so-called 100-year flood — a 1-in-100 chance in any given year, roughly a 1-in-4 chance over a 30-year mortgage.

  • Base Flood Elevation

In AE and VE zones, the modeled water surface elevation the base flood is expected to reach.

  • Lender requirement

Whether a federally backed mortgage will require flood insurance on the property.

Where Groundswell starts

What it doesn’t tell you

  • Your parcel's elevation

Zones are drawn at a community scale. Two homes on the same street can sit several feet apart in elevation and carry very different real-world risk.

  • Storm surge and high tide

Surge depth, tidal flooding, and how far water actually pushes inland during a named storm are not what a zone letter is built to show.

  • How risk is trending

Sea level rise, rainfall intensity, and future outlook are not reflected in a map that may be years old.

  • What to do about it

A zone label says nothing about which mitigation steps are worth making for this structure, in what order, or at what cost.

Common questions

Flood risk, answered plainly.

What a zone letter does and doesn’t mean, when to order a review, and what Florida now requires sellers to disclose.

All questions

A FEMA flood zone tells you which mapped hazard area a parcel falls in at a community scale. A property-specific flood risk assessment starts there and adds what the map leaves out: the parcel's estimated elevation relative to the Base Flood Elevation, surrounding terrain and drainage, storm surge and tidal exposure, and how that risk is likely to trend. The result is a plain-English read on this property, not just its zone letter.
